Light Industrial & Logistic Park

This modern light industrial and logistics park, in the immediate vicinity of Hanau´s central station, will offer 28,000 sqm of rental space and breathe new life into a previously highly contaminated 66,000 sqm brownfield site. Our plan provides for flexible and differentiated uses of the subplots. Both classical storage/logistics warehouses and light industrial production/manufacturing plants are foreseen. The buildings are being constructed in a sustainable manner which pays special attention to their flexibility and future reusability.

Location and Connection

Hanau is a fast-growing city in the Frankfurt metropolitan region, one of Germany´s strongest economic regions, in the heart of Europe. Frankfurt Airport can be reached quickly by road and rail and there are direct links to the motorways A3, A66, and A45 (Hanauer Kreuz). From Hanau Main Station, Frankfurt Main Station can be reached within 17 minutes on several ICE lines. The busy, trimodal Port of Hanau is just 1.0 km away.

The property is just a few minutes walk from Hanau Main Station and has a direct connection to the B 43a highway. This means that the site has excellent connections to both public transportation and to delivery traffic. Each of the three buildings has its own entrance via the street Heideäcker. The immediate vicinity is bounded by the ICE railway tracks to the south, a small-unit industrial area to the west, and a Goodyear Dunlop production facility to the north.

The area around the Hanau Main Station is being redesigned, the aim being to create an attractive urban city quarter. The plans are featured in a short film by the City of Hanau.

History

Established in 1886, the Hanau Rütgers factory was one of more than 70 factories built for impregnating wood with creosote to meet the growing need for impregnated timber sleepers created by the expansion of the railway network in the 19th and 20th Centuries. In recent years, heavy restrictions to the use of creosote for wood impregnation due to environmental and health reasons, and the development of newer processes have resulted in a drop in demand. This has led to the closure of the site. In the 1970s, an overpass for the B43a was built over the property, dividing it into a northern and a southern section. INBRIGHT was able to purchase the site directly from Rütgers in February 2020.

Sustainable Brownfield Transformation

Holzpark Hanau transformed a former brownfield into a sustainable business park. Modern energy-efficient buildings were constructed to BEG 40 EE standard.

Careful soil remediation and the integration of modern environmental technology enhance ecological quality while applying the circularity principle to the site. Energy is supplied via air-to-water heat pumps with buffer storage, supplemented by electric heaters for peak loads. Heat distribution is zone-controlled and tailored to individual tenants. Photovoltaic systems on each building supply the heat pumps and further reduce CO₂ emissions. LED lighting with demand-based controls completes the technical setup.

Sustainability is also embedded in daily operations: tenants actively participate in energy saving, waste sorting, and water conservation.

The project demonstrates how revitalization, energy efficiency, and social responsibility can be combined in a business park, earning the Brownfield Award 2023.

Our Contribution to the sustainable Development Goals of the United Nations

The 17 Sustainable Development Goals (SDGs) were adopted in 2015 by the member states of the United Nations.
They set a road map for the sustainable social, economic and environmental transformation of our world by 2030.

The SDGs also offer us as a company a framework for contributing to a positive future for the world. Our ESG strategy is our contribution to tackling the greatest worldwide challenges, especially to achieving the following SDGs:

Economic success and a profitable investment strategy are for us the foundation for securing attractive jobs in the long term and contributing to healthy economic growth.

We promote a low-emission infrastructure by locating our properties close to existing residential areas, offering our tenants access to public transport. We modernise and reposition old industrial and commercial properties to make their use lower in emissions, cleaner and more flexible, thus making a noticeable contribution to sustainable industry.

When building and repairing our properties, we are careful to use innovative and engery-efficient systems so as to aviod unnecessary environmental pressures on the surrounding area. Wherever compatible with legislation and the comfort demands of our users, we reduce technical equipment to a minimum to promote the longevity of our properties.

We align both our company and our property projects to ESG criteria. This includes planning our properties in a way that is sparing of resources and ensures them a long useful life with maximum flexibility. We also maintain open interactions in the spirit of partnership with all those involved – from planners and building firms through to the eventual user.

Reducing emissions, especially CO2 emissions, has a high priority for us within our ESG strategy. We as a company aim to reduce and compensate for our CO2 footprint to make the most effective contribution we can to protecting the climate.

How we derived Our ESG strategy

In an initial workshop, we first developed core values for our company. The development of an ESG strategy for INBRIGHT is based on this: main topics were determined and validated based on a fixed evaluation scheme in a two-day workshop. On the one hand, the topics result from the requirements of national and international industry standards and frameworks, such as DGNB, LEED and GRESB, and, on the other hand, from general sustainability standards, such as the Global Reporting Initiative (GRI), the Sustainability Accounting Standards Board (SASB) and the Sustainable Development Goals. The list of topics was ultimately supplemented by specific industry requirements from the Light Industrial area. The collection of topics was classified based on a fixed evaluation scheme in a materiality assessment using a two-dimensional matrix with the dimensions “Relevance to business” and “Effects on the government and society”. The topics with the highest values in both dimensions, and hence being above the materiality threshold, form the basis of our ESG strategy or our sustainability programme. The materiality assessment is revalidated annually with the participation of internal and external stakeholders and the assessment of the topics is adjusted accordingly.
